4-hotel complex in the works in $1 billion Frisco Station project

A new Frisco development has landed what developers are calling a “hotel campus” with four different brands and 600 rooms.

The planned hotel complex will be part of the $1 billion Frisco Station project at the Dallas North Tollway and Warren Parkway.

The 242-acre mixed-use development wraps around the Dallas Cowboys’ new Star headquarters complex.

Frisco Station developers have completed a deal with Lewisville-based hotel firm NewcrestImage to build the hotel project north of the Cowboys’ complex.

The hotel campus will be the first phase of a mixed-use retail, office and entertainment center Frisco Station is calling The Hub.

“It not only energizes our whole mixed-use program but it also plays very well off what is happening next door at the Star,” said Hillwood Properties president Mike Berry. “This project at Frisco Station will deliver a wide variety of new hotel rooms.”

The planned hotel complex will include a Marriott AC Hotel and Residence Inn, and a Canopy Hotel by Hilton and Hyatt Place Hotels.

“Today’s travelers want new hotel solutions, so our properties are constantly evolving, improving and pushing the boundaries in design, amenities and services,” Mehul Patel, chairman and CEO of NewcrestImage, said in a statement. “Our four hotels at Frisco Station will dramatically raise the bar for how we make guests comfortable and how our guests make memories.”

Construction will start on three hotels — the AC, Residence and Canopy — in January. A groundbreaking for the Hyatt Place will be later.

The hotel campus is being planned as the anchor to The Hub at Frisco Station, which will have more than 200,000 square feet of retail, restaurants and entertainment.

“We normally think about big office tenants as anchors to a project, but this accomplishes the same objective in a different way,” Berry said. “The hotels will provide immediate diners and patrons to the restaurants and retail piece of our project.”

Frisco Station said last month that it is moving ahead to build a seven-story speculative office building on Warren Parkway. The 228,000-square-foot building will be next door to the Cowboys complex.

“The Frisco Station hotels certainly help our office marketing program for sure,” Berry said. “The office will open before the hotel toward the end of 2017 and the hotel in the first half of ’18.

“It’s starting to look like a true urban zone,” he said. “I haven’t seen a landscape transformed like that in a long time.”

Along with more than 2 million square feet of office buildings, plans for Frisco Station include more than 2,000 apartments and homes, shops, restaurants and medical buildings.

The buildings will surround linear parks and be connected with a pedestrian trail system.

The Frisco Station hotel campus will be the largest development yet for NewcrestImage.

The company now has 21 hotels, with another dozen properties under construction or in development.

NewcrestImage is opening three hotels in downtown Dallas — a Hampton Inn, AC Hotel by Marriott and Residence Inn hotels in two renovated buildings on Commerce Street.

A handful of new hotels are currently under development in Frisco. Along with a 300-room Omni Hotel at the Cowboys development, a new Hyatt is planned at the nearby Stonebriar Center mall.

And the Wade Park mixed-use project on the tollway has two planned luxury hotels.
