What do the Pearl District’s “three towers” have in common?

andersenWith construction underway on three high-rise residential buildings in the north Pearl District, one local construction mainstay will be getting a lot of neighborhood exposure.

Not only are all three towers — the 28-story Cosmopolitan, the 16-story “Block 17” project and the 26-story Overton Apartments — located within blocks of one another, they share a primary contractor: Andersen Construction. Andersen will offer more details on its work this week as Real Estate Inc. explores activity in the Pearl.

Andersen had already left its mark in the neighborhood, having built The Wyatt, Asa Flats & Lofts and The Lovejoy within blocks of each other in 2007.

The Cosmopolitan will be the city’s tallest residential building.

Together, all three structures they will create more than 1 million square feet of real estate, 150 condo units, 565 apartments and 608 parking stalls.

The Cosmopolitan, which will also be the tallest building in the Pearl District, will include 150 condo units, one level of retail and three levels of parking with 169 stalls. There will also be a common floor. The architect for the 343,000-square-foot building is Boora and the developer is Hoyt Street.

Block 17 will include a 16-story high-rise and a five-story low-rise collectively spanning 340,000-square feet. The LEED Silver project will also include a 211-stall garage. The architect is Boora and the developer is Wood Partners.

Overton Apartments be built at a 45-degree angle to the city grid, offering residents unusual views of the city. It will include 284 luxury apartments. The architect is Seattle-based 26F and the developer is Seattle-based Unico Properties.
