Position Summary

Our client is looking for a Structural Construction Manager with High-Rise and Multi-Family experience. The Construction Manager is primarily responsible for managing highly complex project(s) to successful implementation. This includes overall project planning and scheduling, resource allocation, project accounting, and control, while providing technical direction and ensuring compliance with quality standards.   The Construction Manager’s responsibilities span a broad spectrum - Project Planning, Cost Management, Time Management, Quality Management, Contract Administration, and Safety Management.

Essential Duties and Responsibilities

Pre-Construction

  • Investigate, select and set conceptual criteria and Basis of Design for Structural Systems
  • Structural/Geotech Engineer Selection
    • Prepare RFQ and RFP packages for Structural Consultants
    • Evaluate proposals and create proposal leveling sheet
    • Interview and select consultants in conjunction with Project Team
    • Assist in negotiating contract terms and prepare agreements for execution
  • C. Design Phase
    • Provide direction for structural system design and constructability
    • Manage and distribute scope coverage matrix to other team members for scope coverage
    • Oversee offline projects for alternative systems, special permitting and Engineering Testing

Construction

  • Evaluate market conditions including capacity, pricing, commodities, vendors and forecasting
  • Maintain cost history, productivity, technical specifications and detailing
  • Prepare and implement contracting process - Structural, Earthwork and T&I Trades
  • Bid Packages: Assemble all documentation and Bidder Listing
  • Draft Scope of work and coordinate reviews/approvals
  • Prepare bid leveling: Pre Scope interview
  • Run buyout meetings and coordinate final negotiations
  • Participate in Mobilization and site logistics process
  • Review submittals, RFIs, and Procurement
  • Monitor Field Production, Contractor/Owner Quality Programs and Schedule
  • Cost control management including:
  • Change Order review and negotiation
  • Schedule delay claims
  • Project close out negotiation

Post Construction

  • Participate in Contractor Close Out meetings
  • Comprehensive review of structural system and "Lessons Learned" analysis
  • Monitor and assist in close out of inspections and permits
  • Manage from inception to closure any warranty or defect claims

Education and Experience

  • Bachelor degree in Construction Management or Engineering
  • Typically has 15+ years of experience in construction management
  • Experience with project value in excess of $150 million
