We are partnering with an established commercial general contractor seeking an experienced Preconstruction Executive to lead its preconstruction function and help shape how projects move from initial opportunity into construction.
This is a senior leadership role for someone who understands the full front end of a project, from early budgeting and estimating through design development, subcontractor input, final pricing and turnover to operations. The right person will bring strong technical preconstruction experience, but will also be comfortable working directly with clients, architects, engineers and internal leadership.
What You’ll Do
- Provide leadership and direction for the company’s preconstruction team and overall approach to preconstruction.
- Oversee projects from early conceptual budgeting through final estimate, GMP development or contract award.
- Review major estimates, scopes, assumptions and pricing before they are presented to clients.
- Work closely with operations and company leadership to evaluate new opportunities and determine the right pursuit strategy.
- Participate in client meetings, project interviews and presentations throughout the pursuit and preconstruction process.
- Build strong relationships with owners, architects, engineers, subcontractors and other project partners.
- Guide design teams through cost, constructability and schedule considerations as projects develop.
- Help clients evaluate options that improve project value while maintaining the intent and quality of the design.
- Provide oversight of procurement planning, subcontractor coverage and market pricing.
- Identify potential cost, schedule, scope and constructability issues early enough for the project team to address them.
- Continue improving estimating tools, processes and standards across the preconstruction department.
- Partner with operations to create a strong handoff from preconstruction into the field.
- Hire, mentor and develop preconstruction professionals at multiple levels.
- Help build a collaborative team that shares information, communicates well and takes ownership of its work.
What We’re Looking For
- 15+ years of experience in commercial construction, with substantial experience in estimating and preconstruction.
- Previous leadership responsibility within a general contractor or construction management environment.
- Strong understanding of conceptual estimating, detailed estimating, scheduling, procurement and constructability.
- Experience with multiple project delivery methods, including negotiated work, CM/GC, design-build and competitive bid.
- Ability to lead complex projects through the design and preconstruction process while balancing budget, schedule and client expectations.
- Strong client-facing experience and the ability to communicate effectively with executive leadership, owners and design teams.
- Experience developing and mentoring estimating and preconstruction teams.
- Working knowledge of commonly used construction and estimating technology such as Procore, Bluebeam, OST, Sage/Timberline or similar platforms.
- Bachelor’s degree in Construction Management, Engineering, Architecture or a related field preferred.
- Experience across commercial, healthcare, education, civic/municipal or other complex building projects is a plus.
