Project Manager responsible for leading specialty construction scopes from preconstruction through closeout, with a focus on waterproofing, concrete repair, and building envelope work. This role owns project financials, schedule, and coordination with field teams to deliver safe, high-quality projects.
Key Responsibilities
• Manage projects from award through closeout, ensuring schedule, budget, and quality objectives are met
• Develop and track project budgets, forecasts, and cost controls
• Review contracts, scopes of work, and project specifications
• Coordinate with superintendents, field crews, and subcontractors to drive execution
• Lead project buyout, procurement, and subcontractor management
• Maintain project schedules and proactively address delays or risks
• Prepare and submit RFIs, submittals, and change orders
• Manage billing, pay applications, and project cash flow
• Maintain client relationships and act as primary point of contact
• Ensure compliance with safety standards and company procedures
• Lead project closeout, including documentation and final reporting
Qualifications
• 3+ years of project management experience in construction
• Experience with specialty scopes such as waterproofing, concrete repair, restoration, or building envelope preferred
• Ability to manage multiple projects and priorities in a fast-paced environment
• Strong understanding of construction processes, contracts, and cost control
• Effective communication and coordination with field and clients
• Proficient in Microsoft Office; experience with project management software a plus
