An established commercial general contractor is seeking a Senior Project Manager to lead projects throughout the Dallas-Fort Worth market. This individual will have responsibility for projects from early planning and preconstruction through construction, turnover, and final closeout.
The Senior Project Manager will oversee project financials, schedules, subcontractor performance, client communication, and coordination between field and office teams. The position requires someone who can manage the details of day-to-day project execution while maintaining a broader view of budget, schedule, risk, and client expectations.
Projects may include commercial interiors, renovations, capital improvements, industrial facilities, healthcare environments, retail and hospitality spaces, and other specialized commercial construction.
Key Responsibilities
- Manage commercial construction projects from preconstruction through final completion and closeout.
- Serve as a primary point of contact for owners, clients, architects, engineers, consultants, subcontractors, and other project stakeholders.
- Establish project budgets, schedules, procurement plans, and overall execution strategies.
- Review drawings, specifications, contracts, scopes of work, and other construction documents for completeness, constructability, and potential risk.
- Lead subcontractor procurement, scope development, bid review, negotiations, buyout, and contract administration.
- Work closely with Superintendents to coordinate project schedules, sequencing, site logistics, manpower, material deliveries, and field activities.
- Maintain project financial performance through accurate forecasting, cost reporting, change management, and cost-to-complete projections.
- Monitor project schedules and proactively address issues that could affect milestones or completion dates.
- Manage RFIs, submittals, change orders, procurement tracking, meeting documentation, and other project controls.
- Lead regular owner, architect, contractor, and internal project meetings.
- Review subcontractor payment applications and support timely and accurate owner billing.
- Identify potential project risks and develop solutions before they negatively affect cost, schedule, quality, or client expectations.
- Coordinate closely with preconstruction and estimating teams during budgeting, constructability reviews, value analysis, and project handoff.
- Maintain strong communication between clients, field leadership, subcontractors, and internal team members throughout the project.
- Ensure work is completed in accordance with contract documents, quality expectations, and applicable safety requirements.
- Oversee project closeout, including punch lists, documentation, warranties, final accounting, and turnover requirements.
- Mentor and provide direction to Project Managers, Assistant Project Managers, Project Engineers, and other project staff as assigned.
- Support client relationships and contribute to opportunities for repeat and referral business.
Qualifications
- 8+ years of commercial construction experience with a general contractor.
- Previous experience managing projects as a Project Manager or Senior Project Manager.
- Experience with commercial interiors, renovations, ground-up construction, or other complex commercial projects.
- Bachelor’s degree in Construction Management, Engineering, Architecture, or a related discipline preferred.
- Strong understanding of construction contracts, scheduling, budgeting, cost controls, procurement, and subcontractor management.
- Ability to read and interpret drawings, specifications, scopes of work, and other construction documents.
- Demonstrated ability to manage multiple priorities and project stakeholders while maintaining accountability for schedule and financial performance.
- Strong leadership, communication, negotiation, and problem-solving skills.
- Proficiency with standard construction management and project scheduling software.
- Established knowledge of the DFW construction market and subcontractor community is preferred.
