Job Description: Director of Engineering

Responsibilities

Support corporate, regional, property management, leasing, and construction teams with technical research and formal recommendations on operational issues, including:

  • Management of third-party engineering personnel and contracts.
  • Oversight of preventative maintenance and engineering-related tenant requests.
  • Analysis and recommendations for energy reduction and efficiency improvements.
  • Fire/Life Safety Code compliance and maintenance standards.
  • Vendor monitoring and recommendations for building HVAC and electrical systems.

Ensure that proper procedures and standards are practiced and maintained at each property, with a focus on compliance with Standard Operating Procedures:

  • Completion of preventative maintenance tasks.
  • Response to tenant requests in a timely and efficient manner.
  • Review and verification of required reports for accuracy and completeness.
  • Conduct property inspections and audits.
  • Implement and monitor compliance with building rules and operational standards.

Provide guidance to property management and construction teams to ensure compliance with local, state, and federal regulations:

  • Coordination with relevant permit authorities.
  • Supervision of hazardous material handling.
  • Fire code compliance, testing, and monitoring.

Assist management with the review, analysis, and production of essential reports, including:

  • Capital and operating budget preparation.
  • Leasing negotiation support.
  • Execution of special projects as assigned.
  • After-hours HVAC calculations and assessments.

What You’ll Need

  • 10+ years of hands-on experience managing complex technical building systems in Class A commercial high-rise office buildings or other large properties.
  • Strong technical expertise and working knowledge of building structural, mechanical, electrical, and plumbing systems.
  • Bachelor’s Degree in engineering preferred; LEED certification is a plus.
