The Director of Property Operations is responsible for establishing operational infrastructure, developing team capabilities, and driving both portfolio performance and business growth. The position goes beyond day-to-day management and requires a systems-oriented leader who can scale operations and enhance client value.
Key Responsibilities
• Design and implement operational systems, workflows, and training programs across the property management function
• Establish and track performance metrics including tenant satisfaction, maintenance response times, occupancy, and service delivery standards
• Develop and document standard operating procedures to ensure consistency and scalability
• Oversee portfolio budgeting, forecasting, capital planning, and financial reporting with accountability for NOI performance
• Partner with ownership, asset management, and leasing teams to align operations with investment objectives
• Build, mentor, and lead a high-performing property management team
• Drive new business through client acquisition and expansion of existing relationships
• Develop clear client value propositions and demonstrate ROI through reporting and analytics
• Position property management as a core driver of long-term client partnerships

Preferred Qualifications
• 5+ years of commercial property management experience across multiple asset types (office, retail, industrial, mixed-use, or life science)

• Expertise in lease administration, capital planning, CAM reconciliations, and tenant relations
• Experience with property management platforms such as Yardi, MRI, or AppFolio
