The Preconstruction Estimator will help evaluate project opportunities from the earliest planning stages through final proposal submission. This individual will be responsible for developing reliable construction budgets, reviewing project documents, coordinating with internal teams and trade partners, and providing the financial insight needed to pursue work confidently.
The Estimator will work alongside operations, project management, and preconstruction personnel to ensure pricing reflects the project’s scope, schedule, market conditions, and execution strategy. Success in this role requires balancing technical accuracy with practical construction knowledge while managing multiple deadlines in a competitive bid environment.
Primary Responsibilities
- Prepare quantity takeoffs and comprehensive cost estimates using drawings, specifications, and other available project information.
- Evaluate bid documents to identify scope gaps, potential risks, and coordination issues before pricing is finalized.
- Solicit, review, and compare subcontractor and supplier proposals to ensure complete and competitive coverage.
- Assemble estimate packages that include labor, materials, equipment, subcontracted work, general conditions, and indirect costs.
- Participate in pre-bid meetings, site visits, and internal strategy discussions as needed.
- Work with project teams to explore alternate construction methods, material substitutions, and cost-saving opportunities while maintaining project objectives.
- Support proposal preparation, estimate reviews, and handoff meetings to facilitate a smooth transition into project execution.
- Maintain organized estimating records, pricing databases, and historical cost information for future pursuits.
- Stay informed on labor trends, material pricing, subcontractor availability, and market conditions that may impact project costs.
Senior-Level Responsibilities (When Applicable)
Depending on experience, this position may also include:
- Leading estimating efforts for large or complex projects.
- Developing conceptual budgets during early planning and design phases.
- Coaching junior estimating staff and reviewing their work.
- Refining estimating standards, workflows, and cost databases to improve consistency and efficiency.

- Experience preparing construction estimates within a commercial building environment or similar project types.
- Ability to interpret architectural, structural, civil, and MEP drawings and specifications.
- Knowledge of construction methods, sequencing, and building systems.
- Experience preparing detailed quantity takeoffs and assembling complete project pricing.
- Strong analytical, organizational, and problem-solving abilities.
- Comfortable communicating with owners, design professionals, subcontractors, and internal project teams.
- Proficiency with industry estimating software and Microsoft Office applications.
- Ability to prioritize competing deadlines while maintaining a high level of accuracy.
