Position Summary
The Preconstruction Executive will lead and direct all preconstruction efforts across the company’s portfolio. This includes overseeing estimating, design coordination, value engineering, procurement strategy, and client engagement from project pursuit through guaranteed maximum price (GMP) or contract award. This senior leadership role is responsible for aligning preconstruction operations with the company’s strategic goals, enhancing processes, developing talent, and maintaining strong relationships with clients, designers, and trade partners.
Key Responsibilities
Strategic Leadership & Department Oversight

Define and implement preconstruction strategy across all market sectors and project types.

Lead a team of preconstruction professionals, including estimators, managers, and support staff, ensuring alignment with company goals and best practices.

Standardize estimating procedures, software use, and reporting for consistency and efficiency.
Executive Collaboration & Business Development

Partner with executive leadership on go/no-go decisions, client targeting, and project pursuits.

Participate in high-level client meetings, interviews, and presentations to support business development efforts.

Advise on delivery methods (CM/GC, design-build, hard bid) and ensure appropriate alignment with client needs.
Financial Oversight & Risk Management

Ensure accurate budgeting and forecasting across all preconstruction efforts.

Review high-value estimates and contracts before submission, validating assumptions, scopes, and risk allocations.

Identify risk trends and develop strategies to mitigate exposure in early project phases.
Design Management & Innovation

Lead design phase collaboration to guide projects toward budget and schedule compliance.

Foster innovative approaches to construction means, sustainability, prefabrication, and value engineering.

Champion early contractor involvement and constructability input throughout design development.
Talent Development & Culture Building

Mentor and develop high-performing preconstruction teams, promoting continuous improvement and collaboration.
- Drive a culture of accountability, integrity, and service excellence.
Qualifications
Education
-
Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related discipline required.
Experience
-
15+ years in the commercial construction industry with significant experience leading preconstruction teams.

Deep knowledge of estimating, scheduling, procurement, and delivery methods, including CM/GC, design-build, and hard bid.

Proven success in client-facing leadership roles, especially in sectors such as education, municipal, healthcare, and commercial.
Skills & Tools

Strategic thinker with strong financial acumen and business judgment.

Advanced knowledge of preconstruction software (e.g., Procore, Timberline, OST, Bluebeam).

Excellent communication, negotiation, and leadership skills.

Ability to lead and inspire cross-functional teams.
Certifications (Preferred)

LEED AP, DBIA, or PMP certifications are advantageous.
