We’re partnering with a well-capitalized, nationally active developer and construction organization seeking a Preconstruction Manager to support light-industrial and manufacturing projects across the Northeast. This role will lead early-phase planning, cost strategy, and design coordination for ground-up industrial facilities from concept through GMP.
Key Responsibilities

Lead preconstruction efforts for light-industrial and manufacturing buildings from feasibility through final pricing

Develop conceptual, schematic, and detailed cost estimates for ground-up industrial projects

Partner with design teams, consultants, and internal development teams to align scope, budget, and schedule

Drive value engineering initiatives while maintaining performance, quality, and design intent

Manage subcontractor outreach, bid packaging, leveling, and scope validation

Analyze cost risks, constructability issues, and market conditions impacting industrial construction

Support seamless transition from preconstruction to construction teams
Qualifications

5+ years of preconstruction, estimating, or cost management experience on light-industrial and/or manufacturing facilities

Proven experience with ground-up industrial buildings such as distribution, warehouse, flex, or manufacturing

Strong understanding of industrial systems, sitework, and building envelopes

Ability to lead pricing independently while collaborating with development and operations teams

Bachelor’s degree in Construction Management, Engineering, or a related field preferred
