The Project Manager / Estimator is responsible for managing commercial roofing projects from initial bid through final closeout. This role prepares accurate cost estimates, develops project schedules, and oversees field execution to ensure projects are delivered safely, on time, and within budget. The position requires strong technical knowledge of roofing systems, cost controls, subcontractor coordination, and client communication.
Key Responsibilities
• Prepare detailed takeoffs and cost estimates from drawings, specifications, and site visits
• Develop comprehensive proposals including material, labor, equipment, and subcontractor pricing
• Manage projects from contract award through completion
• Create and maintain project schedules and production timelines
• Coordinate field crews, subcontractors, suppliers, and vendors
• Monitor job costs, track budgets, and manage change orders
• Conduct site visits to ensure quality control, safety compliance, and adherence to scope
• Serve as the primary point of contact for clients throughout the project lifecycle
• Oversee project documentation including contracts, RFIs, submittals, and billing
• Lead project closeout including punch list completion and final financial reconciliation
Qualifications
• Minimum of 2 years of experience in commercial roofing project management, estimating, or a related construction role
• Ability to read and interpret construction drawings and specifications
• Strong understanding of commercial roofing systems and installation methods
• Experience managing budgets and controlling project costs
• Ability to coordinate subcontractors and field teams effectively
• Strong organizational and communication skills
• Proficiency in estimating and project management software
