Job Title: Senior Superintendent
Location: Los Angeles, CA
Our client is a prominent National Real Estate Developer/Builder looking to hire a Senior Superintendent in Los Angeles, CA to join their team. The Senior Superintendent will be responsible for overseeing all on-site field operations for the assigned project, ensuring its timely and profitable completion. This role involves direct supervision of Superintendents, Foremen, and Laborers/Craft workers. The successful candidate must possess strong leadership, organizational, and time management skills, along with excellent communication and client service abilities.
Responsibilities:
- Directly supervise the field labor force, including Superintendents, Foremen, subcontractors, and other construction personnel.
- Assist the Sr. Project Manager in overseeing the entire construction effort, ensuring alignment with the design, budget, quality, and schedule.
- Provide technical assistance, such as interpreting drawings and recommending construction methods and equipment, particularly in mechanical, electrical, plumbing, and fire protection aspects.
- Inspect contractor and subcontractor operations to ensure compliance with the contract.
- Review and approve trade contractor payment applications in collaboration with the Project Manager.
- Cultivate positive relationships with internal and external clients, including representatives of the Owner, Architect/Engineer, and partners.
- Develop and maintain a site logistics plan in coordination with the Sr. Project Manager.
- Establish quality assurance and control measures, conducting inspections to maintain high standards.
- Coordinate site testing and inspection efforts.
- Monitor costs, including labor and materials, to manage budget adherence.
- Enforce safety and health management programs and demonstrate a commitment to an injury-free environment.
- Manage schedules, preparing detailed short-term schedules and ensuring activities are completed as planned.
- Generate daily reports for Superintendents, documenting weather and field conditions, manpower, progress, incidents impacting the project, accident reports, quality reports, etc.
- Conduct subcontractor meetings and actively participate in project meetings.
- Provide training and education to support field Superintendents and Engineers.
Qualifications:
- A degree in Construction Management, Business Administration, or a related field is preferred.
- Possession of OSHA Certification and First Aid/CPR certification.
- Minimum of 8 years of industry experience
- Experience with Type 3/Type 5 Multifamily projects.
- Proficient in using Microsoft Office Suite and project management software programs.
- Broad understanding of the construction industry.
- Familiarity with project drawings, specifications, and contract terms and conditions.
- Strong written and verbal communication skills.
- Good math and accounting skills.
- Effective management and leadership qualities.
- Strong ability to read and interpret drawings and specifications.
