The Asset Manager will oversee a portfolio of multi-tenant retail and industrial properties, with responsibility for financial performance, leasing activity, property operations, and long-term asset strategy.

This role requires someone who can evaluate property-level performance while working directly with brokers, tenants, property management teams, and other third-party partners to identify opportunities, address challenges, and improve overall asset value.

Candidates must have direct experience with retail, shopping center, or industrial assets, along with hands-on commercial lease negotiation experience. Candidates whose experience is primarily within multifamily asset management will not be considered.

KEY RESPONSIBILITIES

Asset Performance & Financial Oversight

  • Evaluate property financials, rent rolls, lease information, budgets, and operating results
  • Monitor asset performance, including NOI, occupancy, collections, expenses, and other key performance indicators
  • Identify financial and operational issues and develop strategies to improve property performance
  • Lead the annual budgeting process and monitor performance against approved budgets
  • Review operating expenses, capital expenditures, taxes, insurance, and recoverable expenses
  • Oversee CAM reconciliations and related tenant recovery processes
  • Develop property and portfolio-level reporting for internal leadership and investment stakeholders

Leasing & Tenant Strategy

  • Develop and execute leasing strategies designed to improve occupancy, tenant retention, and overall asset performance
  • Negotiate commercial lease renewals and new lease transactions
  • Evaluate prospective tenants, proposed deal terms, and lease structures
  • Work closely with third-party brokers and leasing professionals to advance leasing activity
  • Monitor upcoming lease expirations and address renewals and potential vacancies proactively
  • Review and manage lease requirements, including co-tenancy provisions, exclusivity clauses, and other contractual obligations
  • Build productive relationships with tenants and address issues that may impact retention or property performance

Property & Operational Management

  • Provide oversight and direction to third-party property management teams and vendors
  • Review property operations, maintenance needs, and service provider performance
  • Evaluate and approve operating and capital expenditures within established guidelines
  • Ensure property-level issues are addressed efficiently and appropriately
  • Monitor compliance with applicable insurance, safety, and regulatory requirements
  • Maintain high standards for property condition, appearance, and overall tenant experience

Portfolio Strategy & Value Creation

  • Identify opportunities to increase income, control expenses, improve occupancy, and enhance asset value
  • Develop and execute property-level business plans and value-creation initiatives
  • Evaluate market conditions, competitive properties, leasing activity, and comparable transactions
  • Assess opportunities for additional revenue sources and alternative uses of property assets
  • Contribute to refinancing, recapitalization, and disposition initiatives as needed

Reporting & Communication

  • Prepare regular asset performance updates and portfolio reporting
  • Clearly communicate financial results, leasing activity, operational concerns, risks, and opportunities
  • Provide accurate and timely information to support investment decisions and stakeholder reporting

QUALIFICATIONS

  • Bachelor’s degree in Real Estate, Finance, Business, or a related discipline
  • At least 3–5 years of relevant asset management experience involving retail, shopping center, or industrial properties
  • Direct experience negotiating commercial lease renewals and new lease transactions
  • Strong knowledge of commercial property operations and asset-level financial performance
  • Understanding of commercial lease structures, including NNN leases
  • Ability to analyze budgets, operating statements, NOI, cap rates, IRR, and other real estate investment metrics
  • Experience working with commercial real estate property management, financial, or market data platforms
  • Strong analytical, negotiation, organizational, and communication skills

PREFERRED EXPERIENCE

  • Oversight of multi-tenant retail, shopping center, or industrial portfolios
  • Additional experience in commercial leasing, acquisitions, or property management
  • Knowledge of CAM reconciliations, expense recoveries, and commercial tenant billing
