An established commercial real estate owner and developer is seeking a Construction Project Manager to oversee the execution of large-scale multifamily and mixed-use developments throughout South Florida. This individual will serve as the owner’s representative during planning, procurement, construction, and closeout while working closely with development, design, finance, and operations teams.

This opportunity is well suited for someone with a strong background working for a commercial general contractor who is looking to transition to the ownership side of development. The ideal candidate is financially savvy, detail-oriented, and capable of managing multiple stakeholders while maintaining schedule, budget, and quality objectives.

Primary Responsibilities

  • Oversee projects from early planning and preconstruction through completion and turnover.
  • Partner with development leadership during budgeting, estimating, value engineering, and contractor procurement.
  • Evaluate bids, compare scope coverage, and assist in contractor selection and contract negotiations.
  • Monitor project budgets, commitments, forecasts, and contingency usage while identifying cost-saving opportunities.
  • Review contractor payment requests, supporting documentation, and change order proposals before approval.
  • Track project schedules, evaluate critical milestones, identify potential delays, and recommend recovery plans when necessary.
  • Coordinate communication between contractors, architects, engineers, consultants, ownership, and local authorities.
  • Conduct regular jobsite visits to monitor progress, quality, safety, and compliance with contract documents.
  • Identify construction risks early and develop practical solutions to minimize schedule or budget impacts.
  • Ensure work complies with applicable codes, permitting requirements, drawings, specifications, and contractual obligations.
  • Manage punch list completion, turnover documentation, warranty coordination, and final project closeout.
  • Collaborate with internal development and asset management teams to ensure construction execution aligns with overall investment objectives.

Qualifications

  • Bachelor’s degree in Construction Management, Civil Engineering, Architecture, Real Estate Development, or a related discipline; equivalent industry experience will also be considered.
  • Approximately 5-8 years of commercial construction management experience.
  • Experience managing ground-up multifamily developments is required.
  • Experience with high-rise residential or mixed-use construction is strongly preferred.
  • Demonstrated success overseeing projects from preconstruction through final completion.
  • Strong understanding of GMP contracts, cost controls, pay application review, change management, and project forecasting.
  • Ability to interpret construction drawings, specifications, and technical documents.
  • Experience working directly with owners, design consultants, and general contractors.
  • Strong scheduling knowledge, including milestone management, sequencing, and critical path awareness.
  • Proficiency with construction project management software and Microsoft Office applications.
  • Excellent organizational, communication, and problem-solving skills.
  • Ability to prioritize multiple assignments in a fast-paced development environment.
